A local licensed real estate agent, a local licensed general contractor, and a local property manager review each property to insure it is in a good rental neighborhood and would make a good rental property.
A licensed general contractor physically inspects each property and gives us a fixed price bid of what it will cost to make the home rent ready
ZMCInvestments LLC ensures that all back taxes, liens, and other encumbrances have been fully paid off and the home is free and clear
ZMC Investments LLC checks with 3rd parties like RealQuest and First American Core Logic and Zillow to determine what 3rd parties believe the home is worth. Our customers are mostly acquiring these properties for cash flow, so we’re mostly focused on ensuring they will generate great cash flow, but we also want to confirm what 3rd parties believe the property is worth much more than we’re paying for it.
ZMC Investments LLC closes on the property through a reputable local title company, and receives a title insurance policy guaranteeing we own the property free and clear
And then we make the property available to our network of investors
If ZMC Investments LLC is renovating and renting the home for you, then ZMC Investments LLC also ensures the rehab work is done by a licensed general contractor that we have worked extensively with. ZMC Investments LLC also ensures that a reputable local property management firm rents the property to a tenant that is carefully screened so our clients can have a hassle free experience.
